McKINNEY – One of the first questions every homeowner asks us is, “how long is it going to take to sell my home?” If you're thinking about selling a home in McKinney, Texas, the honest answer is it depends, but not in a vague or frustrating way.
 

The timeline to sell a home in the McKinney area and the surrounding cities is actually very predictable once you understand a few local factors. So let's walk through what really affects timing, what's typical in today's market, and how sellers can stay in control of the process from day one.

In general, well priced, well prepared homes in McKinney often go under contract within 30 to 60 days. Some sell faster and some take a little bit longer. The difference almost always comes down to three things, a great pricing strategy, home condition and presentation, and then current buyer demand in your specific neighborhood.

When all three of those line up, typically, the timing works in your favor. You'll often hear agents talk about days on market or DOM. That's simply the number of days your home is listed before it goes under contract. Here's the important part. The first two weeks on the market matter more than any other time period, it's really critical.

 I call it your honeymoon period. That's when your listing is brand new. The buyers are closely watching it, and serious offers tend to appear. If your home misses the momentum early, it doesn't mean it won't sell, but it usually means adjustments are needed,

 Pricing is the single fastest driver of how quickly a home sells. Pricing too high, even by a few percentage points, often leads to fewer showings, longer time on market, price reductions later, and buyers wondering what's wrong with it. On the other hand, a smart pricing strategy can create strong, early interest, attract multiple buyers, and reduce the days on market, and just overall lead to more favorable terms in your contract. The goal isn't just to sell quickly, it's to sell well, to get to the closing table and actually close. 

 Condition matters, but not always in the way people think. Homes in McKinney don't need to be perfect to sell, but they do need to feel clean and well maintained and move in ready for the price point asked. Small issues can add days or weeks to the timeline if buyers start mentally stacking projects before they even make an offer. The good news, many of the most effective improvements are simple and strategic, not expensive renovations. 

 McKinney is not one market. It's a collection of micro markets. Homes in Stonebridge Ranch, Craig Ranch, historic downtown McKinney, and then the newer subdivisions all behave a little differently. All of those neighborhoods have different characteristics, so the buyer demand and the price sensitivity and competition can vary significantly by neighborhood. That's why generic online estimates don't tell the full story. The local context really is everything. 

So what happens after you get an offer?  The typical timeline for closing looks something like this. The option period is typically 5 to 10 days. This is the time where most buyers will inspect the home and negotiate any repairs if needed. The appraisal timeline is typically one to two weeks and is lender dependent. Sometimes the lenders get them done a little quicker and sometimes they're a little slower. Financing and underwriting is usually two to three weeks. Some buyers will come in already pre-approved. Others may need a little bit more time to meet their qualifications, but they should all have a pre-approval letter before they submit an offer. And then closing is usually 30 to 45 days. Closing can be a little bit faster, but we will usually time that based on different types of financing. So from listing to closing, many sellers are looking at 45 to 75 days total depending on the buyer's financing and any negotiations along the way. 

 So why do some homes take longer than expected?

 When a home takes longer to sell, it's usually because of one or more of these things. First, the pricing is slightly ahead of the market. So for some reason, the sellers decided to list the home for a little bit more than the market is willing to actually pay. There may be limited buyer traffic early on. You may have a condition issue or a presentation issue, so you can have a really nice property, but if it is not presented well, then you may end up in a situation where the buyers just aren't attracted to it. If you have a condition issue, or if there's something wrong with the property, and especially if it's evident in the photos, then you may have delays with buyer traffic as well.

 You can also have market shifts that may occur during the listing period. Market shifts don't tend to happen overnight. I like to look at every three months or so to see if there has been a change, but typically market shifts can be happening over a one year period pretty regularly.

 None of these are deal breakers, but they do require thoughtful adjustments rather than waiting and hoping. So if you're not getting action on your home in that first couple of weeks, if you're not getting the right number of showings, and certainly if you're not receiving any offers, it may be time to look at your price and figure out if you're properly priced in the market.

 Can you speed up the sales process? Yes, and without cutting corners. Sellers who experience smoother, faster sales, usually have priced with strategy and not emotion. This can be a challenge. If you've lived in the home for a very long time and you have lots of memories there, you raised children there, or whatever that is, sometimes it's the emotion that's driving you to price your home because the home means a lot to you.

 But at this point, this is a business decision and it shouldn't be an emotional decision. So you should use careful market analysis and a great strategy when pricing your home. You should also prepare the home intentionally. So this means staging properly, getting rid of any clutter and making sure the home is very clean, then launching it with strong marketing. There should be a robust, proven plan in place to market your home, both online and with some traditional formats. 

Then lastly, you want to stay flexible during the negotiations. If something comes up in the negotiations and there's a good reason to consider it, you may want to make an adjustment to ensure that your sale goes through.  You may want to be flexible to avoid throwing away a good opportunity with the right buyer over a small issue that, in the long run, doesn't have quite as much impact as you may have initially thought. 

 Selling faster isn't about rushing the process. It's truly about positioning your home correctly in the market. The bottom line, if you're selling a home in McKinney, Texas, or one of the nearby suburbs, timing doesn't have to be a mystery.

 With the right preparation, pricing, and local insight, most sellers can move from listing to closing with clarity and confidence and without unnecessary stress.
